What is a mechanic’s lien?  Mechanic’s liens are liens on real property filed by contractors, subcontractor and suppliers who improve the property.  Mechanic’s liens exist to secure payment for the labor and materials the contractors, subcontractor and suppliers put into the property.  Once a mechanic’s lien is filed, a foreclosure lawsuit can be filed and the property itself can be sold in order to secure payment.


Did you know that . . .


  • A mechanic’s lien must be filed within 75 days of a contractors, subcontractors and suppliers last day of work on the project if it is a commercial project, 60 days if it is a residential project, and 120 days if it concerns an oil or gas well.
  • A mechanic’s lien is valid for 6 years unless a Notice to Commence Suit is served on the lien claimant.
  • A mechanic’s lien must be served on the owner of the property within 30 days after the lien is filed with the county recorder’s office.
  • In a private commercial construction project, if a Notice of Commencement is filed by the property owner then contractors and suppliers not in direct contract with the owner must serve a Notice of Furnishing on the property owner in order to preserve their mechanic’s lien rights.


In order to file mechanic’s lien, we must have to following information:


  1. Your name and address
  2. The name of the property owner
  3. The property location and description
  4. The amount you are owed
  5. The name and address of the company or person you supplied labor and materials to
  6. The first and the last day you provided and labor and materials
